Negative gearing properties are either property that is unattended for a long time, may be due to non–availability of renters or was supposed to be sold but couldn’t find suitable buyer.

A property owned by me was lying idle since long time. I was planning to sell it but due to either unavailability of proper buyers or due to fewer rates, I couldn’t sell it. Moreover, it was away from the place where I live and so, I couldn’t maintain it also.

At last, I decided to get in touch with Vendor Finance and get my property sold. I informed them the rate expected by me and after going through the details / location they agreed to get it sold. I received a call from them after two months informing that they have found the buyer at the rate I wanted.

Some people have properties more than they need and doesn’t make proper use of it.  These types of negative gearing properties give a very bad look as it is not maintained properly and some of them, if unattended for a long period give a ghostly look.

A hotel near my house was lying as a negative gearing property since last many years and I always wondered why the owners are keeping it unused.  We leave in the centre of a city and a hotel there will undoubtedly be a good income to them.

Now days, most of the people have more money and they keep on investing in properties, but at times they don’t take much care of it leading to the property being a negative gearing one.

Of what use could such a property be?

I don’t like properties remaining idle and if anyone around / known to me is keeping their property idle, I always suggest them to give it on rent or utilize it in any other best way possible.  After all, it is an investment and how good it would be if it is possible to convert a negative gearing property into a positive gearing one.

Last year only, I have converted my friend’s negative gearing property into a positive one with the help of Paul and Karen.

 Is there any good thing in keeping negative gearing properties?

Some people do keep it, but I don’t know why.  If the property is in some remote areas, then we can understand that it is due to unavailability of people to take it on rent, but in certain cases even in urban areas the property lies useless.

My friend had a property in a remote area.  He was in search of some good people who would take good care of the property and also pay the rent on timely basis.  It was a difficult job to get such a renter in a remote area, but this tough job was made easy by two people, Paul and Karen.

 Do you feel that investing in properties would ever be a loss?

If I take my experience into account, then my reply would be NO.

We invest in properties, which are already an asset to us and thereafter we can give it to some people on rent and every month it will generate positive cash flow.

This is what I have been doing since last few years and the one whom I trust most to find the renters is Paul and Karen.  They are very reliable person and the renters found by them are very good.  I have never faced any problem with the renters arranged by them.  The renters take proper care of my home and it is also well maintained.  They take complete responsibility of the renters and we don’t have to worry of anything at any point of time.  They also help in buying and selling of property.  I had shifted with my family to a house near my office.  I owned a property in my hometown and it remained unused for nearly a year.  Later on this negative gearing or unutilized property became a cause of worry for me.
